House removals London crew carrying furniture down a Victorian terrace staircase

What a London house move actually involves

A London house move is rarely a straight line from one front door to another. It is a second-floor Victorian conversion with a landing that turns ninety degrees, a lift that has to be booked with the building manager days ahead, and a twenty-minute loading window on a red route in Kensington. We plan for all of it before the van leaves the depot.

Your route is checked in advance, a parking suspension applied for where a street has no bay, and the service lift booked so it is padded and waiting. By the time we pull up, the hard thinking is done — you point at the front door and we get on with it.

It is the planning, not the lifting, that decides whether a move finishes at noon or drags into the evening. A crew that has already worked out where a 3.5-tonne Luton parks on your street is the difference between a calm day and a long one.

How we handle access, stairs and parking

The parts of a London move that cost time are almost always about getting in and out, not the drive between. A fourth-floor walk-up in a Georgian terrace with no lift is a different job from a ground-floor flat with a loading bay, and we price and crew it accordingly.

We carry stair-climbing equipment and narrow carrying frames built for the tight staircases in Victorian and Edwardian houses, protect banisters and period features on the way through, and plan the awkward pieces — the sofa that only turns on its end, the wardrobe that has to come apart — before they reach the landing.

Where your street is permit-only or on a red route, we arrange the parking suspension or dispensation with the borough in advance, so the van has somewhere legal to sit and the crew is not carrying your things an extra hundred metres.

Optional extras, added only when they help

Most house moves need nothing beyond the core service, but the options are there when they earn their place. A full or partial packing service takes the kitchen and the fragile items off your hands, with materials included.

We also handle pianos and specialist items with the right straps and covers, store your things if the new place is not ready, and run weekend, evening and bank-holiday slots for moves that cannot happen on a Tuesday. Each is added to your quote as a clear line, never assumed.

The extras are there when they earn their place — never assumed. Each one is a clear line on your quote, not a surprise on the day.

A real move, priced

To show how the pieces come together: a one-bed walk-up in Islington moving to a two-bed in Wandsworth, around six miles across the river, with no lift at the Islington end. That is a crew of two and roughly four hours, with the figure set by the exact volume and the parking.

The figure holds because it is built on what is actually in the rooms and how the access works, confirmed on a two-minute call before you commit — not guessed from the number of bedrooms and revised upward once the van has arrived.

What it costs, by property size

Every move is priced on its own details — crew size, distance and access — and confirmed before booking. The table below breaks it down by property size.

Every job is priced individually and includes wrapping. Moves over fifteen miles are charged per mile beyond that, and that rate is shown in your quote rather than added quietly at the far end.

House move or man and van — which do you need?

Not every move needs a full house-removal crew. If you are shifting a studio, a single room, or a handful of large items, a man and van charged by the hour is usually the better-value choice — you pay for the time used and nothing more.

A full house move earns its place once there is a flat-worth of furniture, dismantling to do, or a tight completion window where an agreed price and a planned crew matter more than an hourly rate. If you are unsure which fits, tell us what you are moving and we will point you to the right one, even when it is the cheaper one.

Questions

House moves, answered.

How much does a house removal in London cost?

It is set by crew size, distance and access at both ends. You get a written estimate within 30 minutes.

Do you dismantle and reassemble furniture?

Yes — beds, wardrobes and dining tables are taken apart and rebuilt as part of the move. Where a piece will not clear a Victorian stairwell, we say so at the quote stage rather than on the day.

Do you charge extra for stairs or no lift?

There is no separate stairs charge. Floors, lifts and long carries are priced in from the start, which is why we ask about them when you enquire. A ground-floor move with working lifts carries no stairs charge.

How far in advance should I book?

Three working days suits most moves. Managed buildings that need a lift booking and a loading-bay slot are best given five or more, and we handle the sign-in and permit paperwork for you.

What happens if my new place is not ready on the day?

We can hold your belongings in storage and redeliver when your dates line up — useful when a chain slips, which in London it often does.
